Home Buyer Packs - What Do They Contain?

If you buy a residential propety in the UK, you will benefit from the Home Info Pack.
All buyers will get the information for free. This makes the Home Info Pack of particular benefit to 1st time buyers. The overall costs of buying and selling a property will stay similar to now. But they will now be spread more evenly between buyers and sellers. The Home Info Pack is likely to include the following documents;

An index of contents
A sale statement
Evidence of title
An Energy Performance Certificate
New Homes Warranty (New Homes Only)

Although compulsory, the following documents can be added to the Home Info Pack at a later date if there are delays in obtaining them;

Evidence of title
Searches (inc water, drainage and local authority enquiries)
Guarantees for any work carried out on the property
Commonhold information (inc - copy of the commonhold community statement)
Copies of any planning, listed building and building regulations consents and approvals.

Also, for leasehold properties:

A copy of the lease
The most recent service charge accounts and receipts
Building insurance policy details and payment receipts
Regulations made by the landlord or management company
Memorandum and articles of the landlord or management company
